Your Home Demo

Your home tour is on a weekday (Monday-Friday) between 10am and 3pm. If you can’t do between this time please let me know and we will help out where possible. Please also be aware that weekends are not available.

 

Please note at the point of the home tour there may be small / minor outstanding snags which will be rectified prior to completion.

The point of the home tour is to go through the basics of a new build home and what to expect from your home and how to aid the drying out process, this is not a snagging exercise however if you do notice anything as your walking around do raise this with the site team and they can either reassure you this is in hand or answer any query you may have.

 

We want you to leave the appointment knowing your and in safe hands and excited that the finish line is just in site!

Now we are creeping closer and closer to your move in date, we need you to also think about the following things-:

Address-
If not so already in the upcoming days we will be making your home address live. We must do this with every new house. Some websites may not recognise it for a while. This is because companies do not update their systems very often. If you need anything delivering to your new home and the address isn’t appearing on postcode searches, we advise ringing the company responsible for the delivery.

DOOR NUMBER/PLAQUE

We strongly advise where possible that you have a door number ready - whether you are ordering a personalised one from the internet, or simply a piece of paper in the window to show which number and road name you are. Royal Mail and all other courier companies struggle on new build developments to find the correct property, and most of the time it results in them leaving without delivering your parcels. We are here to direct them of course, but it’s always handy to be prepared.

Tv Aerial-
There is not an aerial with your house as you will have been made aware. If you are wanting Freeview TV in your home, you will need an aerial.

Wheelie Bins-
You will need to order your wheelie bins from the council. We recommend doing this a week or so before you move into your new home. In most cases sure you can do it online too. Please do not order your bins too early as we do not want these to go missing.

Council Tax
You will also need to register your council tax through your local District Council.

Handover-
When completion day arrives, we know you will want to start moving in as soon as possible. Unfortunately, we cannot control how quickly monies are transferred. This will depend on the lender, if you are having a mortgage, and your solicitors.

Legal completion could take place anywhere between 9:00am- 5:30pm on that day. But as soon as I have confirmation from Davidsons Solicitors to say monies have landed, your new home keys can be released to you and the house is officially yours.

Your sales manager will call you as soon as this happens. 

If you are looking to move in that day please let me know what time you are looking to arrive on site, we can open the doors from 10:30am for you to start moving in but (as explained above) we will not be able to give you the keys until we have key release.

If you are exchanging and completing on the same day no access can be given to the plot until exchange of contracts has happened. We also recommend not to have any “new” furniture delivered on completion day (E.G. sofas etc). This is due to these furniture companies not giving you an accurate delivery time slot until the morning of completion day.

We would hate it if your furniture company arrived at 8am on completion day and had to be turned away due to no access into the property – resulting in your delivery being delayed for up to a couple of weeks.

 

Meter Readings –
The Gas, Electric and Water meter readings on your new home will be looked after by your sales manager, so once you have completed, they will send the readings and references off to your Electric, water and where applicable gas utilities provider.

You will then need to call them to set up your account.

Snagging-
Just after you legally complete on your new home, customer care will call you to confirm a day and time for the Customer Liaison Manager to come over and discuss if there are any snags in your new home.
